We are looking for an office in Budapest

I am currently looking for an office to rent in Budapest.
See below our requirements:

• Commercial property / Private Office
• Surface area: 95m² to 102m² (1030 – 1100 sq.ft)
• No underground public parking under the building. Parking reserved for tenants is acceptable.
• PRM accessible
• Attendance will be 30 to 50 per day.
• PMR toilets upstairs or anywhere in the building
• Lease duration 3 to 5 years. There must be a possibility of termination after 3 years.
• There should be no travel agencies, embassies or visa centers in the same building.

We will move in on September however due to some specific requirement of the office plan/layout we need to start refurbishment in June which means the lease should start from middle of May.

It should be well connected with public transportation ( within 5-10 min) without any underground parking ( public parking)

It can be any floor but there should be lift for wheel chair user and toilets facilities.
